Terms of service
Effective October 16, 2026. Please read before you request a quote or book.
These terms apply to this website and to services from Ultimate Turnkey & Maintenance, a WaterBoy Media LLC production (“we”, “us”). A written quote or work order for your job may add details; if it conflicts with this page, the quote or work order controls for that job.
1. Quotes and bookings
- The quote form is a request, not a booking. A job is booked only when we confirm a date in writing (text or email) and any required reserve is received.
- Promotional prices (for example the Handyman Special, Commercial Services and Move-Out Ready packages) apply only to the scope shown on that package and on your quote. They may change, end, or be limited each month without notice, but a confirmed booking keeps its confirmed price.
- We price from the photos, checklist and details you send. If the job on site differs from what we were told (more items, heavy items, stairs, limited access, hazards), we will tell you before doing extra work and extra work needs your approval or the property owner’s approval.
2. Package scope
- Handyman Special: up to 4 on-site hours with one technician and one trainee.
- Commercial Services: up to 4 on-site hours with one technician and one trainee, starting at the price shown.
- Move-Out Ready: up to 4 on-site hours, apartments up to 1,000 sq. ft., one technician and two helpers, with a limit of 5 bags of trash or removed items.
- Not included unless your quote says so: truck or transport, deep or carpet cleaning, painting, bulk hauling or disposal, and major repairs.
- Time over the package limit, extra bags and additional work are quoted and agreed first.
3. Payments and reserve
- A reserve holds your date. The reserve is credited toward your total. Move-Out Ready is paid as $99 reserve, $250 at the start of work and $250 at completion, unless your quote says otherwise.
- If you cancel or reschedule, give us at least 48 hours’ notice. With less notice, or if no one is available to let us in at the scheduled time, the reserve may be kept to cover our held time. If we cancel, your reserve is returned or applied to a new date, your choice.
- Balances are due when stated on the quote or work order. We may pause or stop work if payment is not made.
4. No deposit guarantee
Our goal is to help you leave a unit in good, clean condition. We do not guarantee that your landlord or property manager will return any part of your security deposit. Deposit decisions are made by your landlord based on your lease, the condition of the unit and the law. We are not a law firm and do not give legal advice.
5. Access, authorization and your responsibilities
- You confirm that you own the property or have authority to order the work, and that you have any landlord, owner, association or property-manager permission needed (including for repairs in a rental). Tenants are responsible for checking their lease before ordering repairs or alterations.
- You will give safe access at the scheduled time, with utilities on, and tell us about pets, hazards, alarms and parking or elevator rules.
- Remove or point out valuables and personal items. We only remove items you identify, and removed items are not stored or returned.
- Do not ask us to bill both a tenant and a property owner for the same work. The party who signs the quote is responsible for payment.
6. Work we do not do
- Work that legally requires a license or permit (for example electrical panels, gas lines, refrigerant, structural or roofing work) is referred out or declined. Light, ordinary repairs only.
- We may decline or stop work that appears unsafe, including mold, biohazard, sewage, pests, needles, asbestos or lead-paint concerns, or unsafe conditions. Specialist cleanup is outside our packages.
7. Workmanship
We aim to do the work properly. If you believe something we did is not right, tell us within 7 days of completion with photos, and give us a chance to review and, where appropriate, correct it. This does not cover pre-existing defects, normal wear, items outside the agreed scope, or damage after we leave.
8. Limits of liability
To the extent allowed by law, we are not liable for indirect or consequential losses, including lost rent, lost deposit, loss of use or lost business. Our total liability for a job is limited to the amount you paid us for that job. Nothing here limits liability that cannot be limited by law, such as for gross negligence or willful misconduct. Photos on this site are illustrative and not job photos.
9. Photos and records
We may photograph the work before and after for our records and to document condition. We will not publish photos that identify you or your address without your permission. Please see the Privacy Policy.
10. Website use
Do not misuse the site or the form, send harmful files, or submit information you do not have the right to share. We may block access to prevent abuse. The site content and branding belong to us or are used with permission.
11. Disputes and governing law
If there is a problem, contact us first and we will try to resolve it in good faith. These terms are governed by the laws of the State of Georgia, and any court case will be brought in the state or federal courts serving Georgia, unless the law requires otherwise.
12. Changes
We may update these terms. The version with the date at the top applies to requests made while it is posted. Questions: info@waterboymedia.com or 470-859-1231.
